Is this a room in a shared flat?

Yes. If you are looking to rent a room in a shared flat in the Zurich Oberland, you are in the right place: you rent your own lockable single room and share the kitchen, bathroom and laundry room with the other tenants. The difference to a classic flatshare: there is no casting and no application to your future flatmates. You pick a room, come to a viewing, sign the contract and move in. Every tenant has a separate rental contract with us, so you are not liable for the rent of anyone else. Can I rent a room in the Zurich Oberland without an extract from the debt collection register?

Yes. We do not ask for an extract from the debt collection register. You can send us a rental enquiry even if you have entries. You need neither a salary statement nor a confirmation from your employer – a valid ID is enough. That sets us apart from the large real estate portals, where a clean register extract is usually a requirement.

I am a foreign national – what do I need to rent a room in the Zurich Oberland?

All you need is a valid ID. You can choose between a viewing on site or a video viewing. No further documents are required to rent from us.

Can I view the room first?

Yes, a personal viewing on site is mandatory, unless you are coming from abroad. If you cannot be here in person, please get in touch with us. We also offer video viewings.

Can I rent a room in the Zurich Oberland today?

Yes, you can move in as soon as the rental contract is signed and the rent and the deposit are paid, provided the room is available. A fast and uncomplicated move-in matters a lot to us. If you wish, you can move in immediately, usually within one to two hours.

How much does a room in the Zurich Oberland cost?

Prices vary depending on the municipality, location, furnishing and size. With us, furnished rooms start at around CHF 850 per month. A modern furnished room costs about CHF 980 on average. In well-connected centres such as Uster or Wetzikon, prices are around CHF 1050. Most furnished rooms in the Zurich Oberland therefore range between CHF 850 and CHF 1100 per month. How high is the deposit for a room in the Zurich Oberland?

In Switzerland the rental deposit is usually up to three monthly rents. At Apartment24 the deposit is only one monthly rent, and paying in cash is possible. That keeps your budget intact when you move in.

What is included in the rent of a furnished single room?

Our furnished single rooms start at 10 m² and are fully equipped. Included are:

Are the radio and TV fees included in the rent?

The Serafe fee is not included in the rent: in Switzerland every household pays a levy for radio and TV. It is charged on top of the rent and stays the same whether you live alone or with others. You can find more information on the Serafe website.

How long can I rent a room in the Zurich Oberland?

The minimum rental period is one month. This makes our rooms suitable as monthly rooms or as interim accommodation, for example during a fixed-term assignment, an internship or while you look for a long-term flat. After that you can give notice with a period of 14 or 30 days, so you stay flexible if your situation changes.

What is the notice period?

You can choose between a notice period of 14 or 30 days – please let us know your preference before the contract is concluded. Notice is given to the middle or the end of a month. The tenancy cannot end between 1 December and 15 January. If your date falls within this period, the tenancy automatically ends on 15 January. You can send the notice through the Apartment24 app or by registered post.

What house rules apply to pets, smoking and parking?

Smoking, animals and drugs are not permitted in our properties. These rules apply to all tenants and keep living together in the flat pleasant for everyone. Some properties also have outdoor parking spaces or spaces in an underground garage. These are usually not included in the monthly rent and can be rented separately, subject to availability.

Can I register the address as my official residence?

Yes, at almost all of our properties registering the address as your official residence is straightforward. You can use the rental contract you receive from us directly with the residents' registration office of your municipality. In the few exceptions we tell you transparently in the listing and before the contract is signed.

Can I register as a weekly resident?

At many of our rooms you can register as a weekly resident. This is particularly relevant for people who work in the Zurich Oberland or Zurich during the week but keep their main residence in another municipality. Whether this is possible at a specific property is stated in the listing, or you can ask us directly with your enquiry. Please also clarify the required documents and conditions with the municipality in charge.

What should I keep in mind with a sublet?

With a sublet there should always be a written contract. It is also important that the main tenant has the consent of the property management or the landlord. The deposit should be handled correctly as well. In Switzerland a rental deposit is normally not paid into a private account but into a blocked rental deposit account at a Swiss bank. The usual amount is up to three monthly rents – at Apartment24 only one monthly rent is due.

Is a room in the Zurich Oberland suitable for students?

Yes. Uster is home to the Höhere Fachschule Uster (HFU), a college offering programmes in engineering, IT and business. The region is also within the catchment area of ZHAW in Winterthur. Yes. The region is fully integrated into the ZVV network: the S5, S9, S14 and S15 lines connect the Uster and Wetzikon hubs directly with Zurich main station and Oerlikon, every quarter of an hour at peak times. From smaller municipalities, regional buses take you to the nearest station. By car, the A53 Oberland motorway and the A52 Forch motorway lead to Zurich. At many properties you can also register as a weekly resident, keeping your main residence in your current municipality. Which municipalities in the Zurich Oberland are especially popular?
